Refurbishment of 195,786 sq ft unit on the Brackmills Industrial Estate
A 195,786sq ft unit on the Brackmills Industrial Estate in Northampton was purchased by Exeter Property Group, now known as EQT Exeter, in November 2018.
The estate is one of the UK's premier logistics and transport parks, with its location close to Junction 15 of the M1 providing excellent connectivity to and from the East Midlands.
Following its purchase, The Wigley Group was enlisted to provide full refurbishment of the unit’s 23,901sq ft two-storey office block and adjoining 171,885sq ft warehouse, to bring the site up to standard for the warehouse and distribution sectors.
A comprehensive renovation project started in January 2019, with refurbishment broken down into three key phases across a period of two-and-a-half years.
This entailed stripping each unit to a base build. In the warehouse, this ensured space was maximised for distribution use from any incoming tenant, while for the office block this included an overhaul with new kitchen and toilet facilities, external window framework repairs, new ceilings, new carpets and floors, and LED lighting throughout.
The Wigley Group worked with Exeter to ensure refurbishment was carried out within their budget and delivered within the timescales that they required. The final phase of works was completed in October 2021 following a total £1.8 million investment.
The premises now provides a modern and well-connected base for new tenants GXO Logistics to distribute to a national retail chain, having signed a four-year lease.
