Edgwick Point
A three‑acre former industrial plot transformed into a 65,000 sq ft multi‑let estate, marking Coventry’s first major speculative commercial development in years.
When work commenced on Edgwick Point, it was the first speculative commercial development in Coventry for several years.
The three-acre plot, once well-known for the Top Shop from its Alfred Herbert era, contained a former warehouse building that had come to the end of its working life.
The Wigley Group began a speculative development of the site in 2018 with a vision to create a new use for the area, transforming it into a high-quality 65,000 sq ft multi-let industrial estate.
A £5 million regeneration of the site saw five industrial/warehouse units built, ranging in size from 5,000 sq ft up to 25,000 sq ft. These were complete with steel portal frames, electric roller shutter loading doors, delivery access areas and excellent car parking.
In doing so, the project helped to meet a shortage of industrial space within the north of Coventry and triggered the creation of a corridor of economic vitality on the main gateway from the M6 into the city, with excellent access just off the A444.
The newly planned commercial area was sold to Harmsworth Pooled Property Unit Trust in 2018, with Tetra Real Estate continuing to build the units on behalf of the purchaser until work was completed in 2019.
